Signage rules & approvals in NSW — plain English
What usually needs council approval, what doesn't, and the questions to ask before anything goes on your wall.
"Do I need council approval for this sign?" — asked weekly in our studio. Rules differ council to council (most of our area sits with Liverpool City Council) and change over time, so treat this as the plain-English map of how it works, then confirm before anything goes up. How it works — the 60-second version
- Some signage is "exempt development". NSW planning rules let certain small, low-impact signs go up without a development application — typically within strict limits on size, height above ground, placement and content. The limits are specific; check them against your exact sign.
- Outside those limits, you need approval. Bigger fascia signs, illuminated signs, projecting/under-awning signs, roof signs and most advertising structures generally need a DA or other consent path through your local council.
- Strata and landlords come first. If you lease or share a building, the owner's or body corporate's written OK is needed regardless of council rules — often the fastest yes you'll get, and the one people forget.
- Illuminated signs add their own layer. Wiring, mounting and sometimes brightness/animation rules — budget approval time for these, they're rarely exempt.
- Safety signage is its own world. Workplace safety signs follow Australian Standards rather than the council advertising rules — mandatory on sites, and standard fare for us. Ask and we'll point you right.
